The environment is very nice, especially all the dog-friendly facilities. The leasing office is very friendly and responsive to questions and inquiries. The neighbors are all nice and friendly. I feel safe and comfortable in this community.

I’ve really enjoyed all the events and I love living in such proximity to the clubhouse. The gym is very nice and I love having company over. They always think I live in a hotel it’s so nice here.

I ABSOLUTELY love living here. I felt safe and my neighbors were great! Everyone was extremely mindful about the noise level and I greatly appreciated it due to me attending online classes after a full day of work.

The community events are fun and I like the food trucks. Elevators are smooth and staff and maintenance are super nice! I love my neighbors as well. I do think there is quite a lot of dog poop and bad odors in the first floor of buildings, however. The walls are also rather thin and there have been car break-ins within the past few months.

We have really enjoyed our time at Palladian Place so far! We've lived here about 17 months so far (and renewed once). We have had only a few issues - mostly with our washer/dryer, but maintenance worked to fix it as quickly as possible! I will say that there's a good deal of car break-ins, but this is true in all of Durham. The apartments really are as nice as the models, very high ceilings, lots of cabinet and storage, very few bugs (especially if you're not on the first floor). We plan to live here as long as we're in North Carolina as long as we can afford the rent increases! It's not really on a bus line - so do keep that in mind if you work at one of the universities. The 805 stop is about a 20 min walk away and comes once an hour, but otherwise you're a bit isolated. There is lots of parking though, so no worries about that!

Palladian Place is such a great place to call home. Not only are the grounds well kept but the amenities offer a wide range of fun ranging from the pool, to nearby trails as well as an outdoor waterfall area.

This is a great place to live. It is quiet and safe. The living spaces are expansive, with natural light flooding through large windows that create an atmosphere of serene luxury. The amenities, including a fully-equipped gym, rooftop terrace, and customer service.

This is an excellent apartment area, almost like a College Campus.The ground is studded with beautiful trees , plants, and shrubs with a lot of flowers.The Club House has all sorts of facilities, including workout rooms, coffee stand, meeting rooms, rooms with Televisions, game room, etc.

Building and grounds kept very clean and presentable. Love the food trucks so helpful for working residents. Package delivery has been excellent. Residents are kind and considerate. Parking is always available. Property staff is quick to respond to concerns.

I’ve lived here since 2020 and really enjoyed it. The property is kept relatively clean and management is responsive. The property has taken previous complaints of mine into consideration, such as a community newsletter. Rent is a bit pricey and continues to go up

Really love it here. The neighborhood is great! I love that it's secluded but conveniently located. All of the residents and staff are super nice. I love that it's fob access. I've never felt safer in any other apartment I've lived in.

Overall we are very pleased with Palladian Place! We had some issues when we first moved in, but these issues were quickly resolved by the staff and maintenance team. Place has been quiet and we really are enjoying the location. Everything is a quick drive away. We also really like the amenities like the coffee machine and the gym.

I really enjoy living n this community-it's close to everything: downtown, stadium, concert venues, markets, hiking trails and museums. The buildings and parking lots are both safe and well-lit! The gym on-premises is clean and open 24-hours. Also, when you put a service request for your apartment, they respond immediately. I love the two dog parks and the people in the Leasing Office are most helpful!

I really enjoy my apartment and amenities but the noise level is quite unpleasant . The location by 40 is so loud ALL the time and a few doors down the hall is a pair of dogs that react to every sound with relentless barking.

Smooth move-in process. I love the workout room. I love the amenities. The staff has been great and accommodating. I took a small hike on the trail and visited the nature center. The saltwater pool is refreshing! I love the Peloton bike and gym. I love the free coffee area and concierge snack service.

I haven't had any problems with my apartments. I even lost a snowboard in the parking lot and had a generous soul pick it up and bring it back to me. The staff has been great. My only qualm is that there are rarely events I can attend out of my work schedule, but I think they were working on that.

Overall pretty good place. Location is great since it's right at the intersection of 54 and 40 and you can't really hear the cars on the highway at all. There are sidewalks in the community but the way they connect don't really make sense - though it's better than not having any at all. Dog park is great and overall amenities are also good. Personally do not like valet trash, which everyone is required to opt into. Our 2 bed/2 bath was very spacious!

I love the amenities. I wish the gym was bigger to support the amount of people in the complex. the buildings themselves could use some TLC (double doors that don’t close all the way and creak, the paint on doors coming off or stained, carpets stained) overall a nice community and absolutely in an amazing location!

I need to give a huge shout-out to the management and staff at Palladium. The elevator (keyfob) security for the 4th floor, 276 Leigh farm, had been broken for almost a year, under previous management. But the current management got it repaired. And we, the residents of the 4th floor, feel so much safer now . Kudos to our management. Daniel

Overall I’ve had a great experience with Palladian. Maintenance is reliable and I am able to contact the office and receive help when needed. I will say management changes so frequently it’s hard to keep up, but everyone is usually very helpful.

Ashley and Brent were amazing. I’ve been living here for almost 2 years. Minor issues, nice units, love the flooring. Maintenance issues get handled quickly. Amenities are great. I have a mold issue but they just painted over it. When it rains it leaves a stain in my ceiling they painted over that as well. I spend a lot of money for rent, for half done jobs but I do like my unit for the most part.

Enjoy living here for many reasons and feel that most of the property is well kept and organized. It’s also a great location with so much parking. Maintenance is very prompt and helpful, but does not ever text/call/leave a note to let you know they were in your apartment. I find it very unsettling not to know when someone has been in my apartment - especially when I come home to find someone there without expecting it, or if I’m taking a shower and someone comes into the apartment. The gym is almost always out of cleaning supplies to wipe down equipment and is kept at 70 degrees so it is very hot for workouts. Also the pool gates are all locked except for 1, and you have t go through the main lobby to reach it.

The apartments and amenities are very nice and I have no complaints about those. They have improved the issues with the equipment in the gym. I do think some of the new fees they have instated for things like an extra key fob, and replacing filters are a little bit much. I still wish all the buildings had at least one keypad entry to buzz in visitors or in case you walk out without your fob.

Unit wasn't up to par in the cleaning area ( already addressed with management). Garage issues that continue, constant issue with garage door opener only able to use code at the door. Constant maintenance requests, which at this price point shouldn't be an issue...

I have loved living at Palladian! The amenities are great, especially the pool and gym. They do a nice job of keeping the landscaping neat and tidy. Inside the apartments, you do hear noise from the neighbors, but it is worse at other complexes. The fixtures and flooring are high-end. It's a great place to live!

I love living here. So many great people, great amenities, huge dog park and lots of walking trails right outside your front door. The salt water pool is a nice place during the warm days with a lounging area and grills. The gym has nice equipment, Smith Machine, Cable Set up, treadmills and the Peloton Treadmill and bike.

No major issues, amenities are working, community is quiet, apartment managers are always communicating and screaming activities for residents. For the most part, this complex is great. Good people, friendly dogs, great neighborhood. The staff could be a bit more responsive and engaging. We have had fire alarms go off at 2am 2 nights in a row, with no guarantee that it won’t go off again. Then the alarm company, via the staff, blamed a resident for the issue, which may only be resolved by treating the residents like children and having to inspect every unit in the building. So nowhere is perfect, but the staff could improve on their handling of issues with residents.

The people here are friendly. I love the social opportunities. I work so I miss a lot of them, but the ones I attend are fun. There needs to be a better way to receive food orders when they need to enter the building. Also there would be an opportunity to have an additional key to the apartment just in case something happens and it’s after hours.

It’s a very quiet community for the most part. In terms of neighbor noise, I have never heard a peep from either of my side neighbors. My upstairs neighbor I can hear very well though. But they are very loud and so very loud things, if they weren’t involved in such loud activities the noise really wouldn’t be bad at all. It’s a clean complex and feels very safe and tucked away which I love and is why I chose to move here.

I've loved living here! The staff (maintenance, office, events) are all amazing. The amenities (pool, events, food trucks, gym, printers/office) are all great. The location can't be beat. The only thing I would change is the noise--being right across the stairway is loud because we hear every time the door is opened/closed (when we first moved in we looked at the door constantly because we thought someone was walking into our own apartment every time we heard it!) Also, being in the building closest to the highway means that on our porch, we can easily hear all this noise, and we can even hear the louder vehicles from inside.

I moved here in August, and it's been fantastic! The office staff Nicole and Brett have been planning really fun events, charity drives, and reminding everyone to wear their masks. Carlos, Omar, and Jon are always incredibly friendly when I see them walking around the community, and they respond to service requests quickly. This is my first apartment by myself and the experience has been amazing. The staff are friendly and helpful without being overbearing, the building and amenities are great, and this is the first apartment that I’m not planning on leaving for a while.

It’s hard to find a complex that fits all of the criteria you’re looking for...but Palladian definitely meets that criteria. The staff is incredible and my apartment complex couldn’t be any nicer.

My experience at palladian has been overall very positive. The amenities are excellent, the staff is very friendly and helpful. Love the firepit and grills outside. I really appreciate all the community events as well.

I think apartments at Palladian Place is a great place to live, before the pandemic, management was great, but since all this happened they have stepped up the game! Always trying to makes us feel safe and keeping us informed about changes and events they organize so we feel some normality.

Very comfortable living here. I feel very safe. Staff if wonderful always pleasant always helpful. Carlos had my sink leak fixed in minutes.

I absolutely love our apartment! The facilities are great, amazing hiking trails and the apartment itself is beautiful. The staff are friendly and responsive and everyone is generally helpful and nice! I also love the events they put on. Hands down best place I have lived thus far!

I've lived at the complex for 5 years now. The property is well maintained and most of the neighbors are friendly. Management often changes, but most have been good. They plan community activities which are fun.

We love living here! The location (close to I-40), layout of the 2 bedroom apartment, amenities (gym, pool, coffee machine, mini market, conference room), responsiveness (to service requests), everything has been great! It definitely feels like home here.

Living in Palladian place has overall being a great experience. Are amenities are quite good and properly maintained. Staff has always been very friendly and helpful. Maintenance crew are excellent. The place is overall quite calm.

Maintenance is super quick to respond to issues! Love the amenities. My apartment is super close to the highway so it can be quite loud, but I'm sure not all are like that.

The staff is absolutely amazing. Regardless of any questions, they are so quick to answer and be helpful. Our neighborhood is so nice and clean, I feel comfortable walking around by myself no matter the time of day.

It's been great, even with the whole pandemic thing, the palladian team has been doing a great job making sure we all residents are safe. The apartment is in great shape and even though there has been issues with noise lately, it's understandable because we all are inside our apartments at all time.

Very good so far. Even in the COVID time. very impressive . I just got approved for a 2 bedroom. I’m very excited, Danielle helped me a lot, also another girl helped me from start to finish. She was truly a help. I can’t wait to move to the apartments are gorgeous

The amenities are very good. Staff and maintenance crew are very friendly and respond quickly. The only complain I have had so far was to be placed besides a neighbor who for some time played loud music at inappropriate hours.

Palladian Place is an amazing place to live! I have lived here for over a year and have enjoyed my time so far. The amenities are great and the apartment rooms are clean, spacious, and homey! My only complaint is that I can hear the neighbors (the kids) running around above me at times, but that comes with living in an apartment. Love this place!

The staff is very friendly and attentive. I enjoy the trails around the apartment complex. Noise is very minimal and only occasionally heard from neighbors. Only negative is that my bathroom very frequently gets mold in the tub and toilet and must be cleaned every few days. Overall it has been a great place to live!

Its been great! I love the waterfall, the pool and the coffee area. The atmosphere is so amazing ... there is some room for improvement. The pets living on upper floors make it hard to have some quiet in the evenings

I have never experienced anyplace like this. The staff is very kind. They will help you and walk you through everything that you will need. I needed help with paying my rent online. The staff took the time to show me everything that I needed. He did not leave me until I got it correctly.

Overall this has been a wonderful place to live. I don't think we would have stayed for 5 years if it weren't pretty awesome. We're thankful for the beautiful unit we live in, the pool, the dog park, and our quiet community.

I have had a great experience with The Apartments at Palladian Place! They are pet friendly, there is a washer/dryer in each unit, and the corner apartments have awesome sunlight!
